Waterfront Fields in NorthstarMLS: Why Accurate Data Matters
Waterfront properties are a finite resource that attracts Upper Midwest buyers seeking an escape to nature, year-round recreation and time with loved ones. Helping sell these properties requires careful data entry.

In NorthstarMLS, waterfront-related fields do more than describe a property. They shape search results, buyer expectations, appraisals, agent cooperation and overall market transparency. When these fields are entered correctly and consistently, listings are easier to find, simpler to understand and more likely to connect with the right buyers.
Understanding Waterfront Field Options
NorthstarMLS provides waterfront-related options that help define both the property’s relationship to the water and the type of access being offered. Current listing terms include:
|
|
|
These distinctions matter because they describe materially different property characteristics. A property directly adjoining a lake is not the same as one with association access, and a river view does not mean the property has direct frontage.
Why Correct Waterfront Data is So Important
Accurate waterfront data improves searchability, contributes more robust market data to the MLS, and reduces confusion for buyers and their agents. Although Add/Edit doesn’t require all fields to be entered, listing agents have an obligation to describe the property as accurately as possible.
Missing or inaccurate waterfront information can affect a property’s visibility in MLS searches, making it more difficult for buyers and agents to find relevant listings. Providing complete and accurate data is not merely an administrative task, it is an essential part of effective marketing and professional responsibility.
Incorrectly entering or omitting waterfront information in listings can have consequences. A property may be missed in saved searches, shown to the wrong audience or misunderstood by buyers before a showing is ever scheduled. Inaccurate data can also lead to poor comps because agents and appraisers rely on MLS information to identify comparable properties. The more precise and complete the data, the stronger the foundation for pricing, marketing and client communication.
Reporting Incorrect Waterfront Listings
If you see a listing that appears to have missing or incorrect waterfront information, we encourage you to submit a report. Currently, the primary way NorthstarMLS identifies listings with missing or inaccurate waterfront information is through reports submitted by MLS subscribers.
We know people hesitate to use the “Report” button because they worry about creating issues for the listing agent. In most cases, however, a report simply results in a correction notice being sent to the agent. When the issue is addressed promptly, there are typically no further repercussions, and the identity of the reporting agent remains confidential.
Maintaining accurate MLS data is a shared responsibility, and our Rules & Regulations team approaches these situations professionally and courteously, with a commitment to improving data quality and ensuring the MLS remains a reliable resource for all subscribers.
Best Practices for Entering Waterfront Data
Waterfront listings deserve extra attention because the details matter. In NorthstarMLS, accurate waterfront data help buyers find the right properties, assist agents with marketing listings honestly and effectively, and support the MLS in remaining a dependable source of information for the entire real estate community. The following are best practices to help ensure your waterfront listing is accurate and searchable:
- Verify whether the property qualifies as waterfront before selecting any waterfront-related fields.
- For lake front properties, confirm the correct lake using the MN DNR LakeFinder, WI DNR Lakes, or ND Game and Fish resources available on the NorthstarMLS Dashboard.
- Match the waterfront description to the legal and physical characteristics of the property, not just the marketing appeal.
- Review tax records, surveys, title information, association documents and seller disclosures when needed.
- Use supplements to provide supporting context or documents when appropriate, especially for details buyers may need to review more closely.
- Avoid assuming proximity to water automatically qualifies a property as waterfront.
- Verify that the listing’s waterfront-related search fields reflect the same information presented in remarks and supplements.
- Update the listing promptly if new or corrected waterfront information becomes available.
Taking a few extra minutes to verify and enter the right data can make a meaningful difference for everyone involved in the transaction.
