Virtual Staging

Virtual Staging is acceptable as long as the photo alterations affect only the personal property (furniture) and not the real estate. The rules require that all photos accurately reflect the property, so no alterations should be made to the physical property. If furniture is added through virtual staging, it is recommended it be disclosed in agent remarks, public remarks or photo captions.
NOTE: Virtual painting is ok if there is full disclosure and you refrain from hiding any defects and do not create a false expectation.
