Stories Field Guide

This guide outlines how to classify structures based on the number and arrangement of stories. Use these definitions to ensure consistent and accurate representation of property layout. Note that basements and walkout or tuck-under garages are not considered a story when determining structure classification.

Definitions

One Story
A structure with only one level above ground.

One and One Half Stories
A structure with a second story that reaches full ceiling height only in a portion of the second level. In other words, only part of the second story reaches full ceiling height.

Two Stories
A structure with a second story that reaches full ceiling height across the entire upper level.

More Than Two Stories
A structure with more than two stories.

Modified Two Story
A structure with a second story that reaches full ceiling height across the entire upper level, but with fewer square feet of finished space compared to the first level. The second floor is fully usable, but a portion of the structure is without a second story, such as an open space or a section where the second floor doesn’t extend. A modified two story has a full set of stair risers leading to the second story and does not include multi-level structures with only a half set of risers.

Split Entry (Bi-Level)
A structure with an entry that has a set of stairs going up or down. 

Three Level Split
A structure with staggered floor levels, typically with half sets of stairs leading to the upper and lower levels. A three level split has three primary living levels, not just an entry or foyer, that are distinctly divided. 

Four or More Level Split
A structure with staggered floor levels, typically with half sets of stairs leading to each level. A four or more level split is similar to a three level split, with the addition of a basement level and/or extra levels.
