Use a Bird’s Eye View When Measuring Foundations

Foundation measurements are required to be entered into listings as a square footage measurement. These can be tricky to calculate, depending on the style of the house, but can be simplified if you imagine looking at a property from a bird’s eye view.

How do you calculate foundation size?

When looked at from above, you’ll see that most basic and simple structures are generally rectangular in shape. While the addition of 1.5 story and split-level structures can seem overwhelming, the foundation measurement stays the same.

Looking at the overall structure, your foundation is generally going to be perimeter measurements, converted to area. For instance, the area of this rectangle would be 10×6 = 60 square feet.

Regardless of how many levels are added above or below grade, the foundation does not increase or decrease. Only the livable area within the structure would either increase or decrease the finished square feet (FSF) of a property.

What’s included in the calculation?

The basement area, crawl space or any portion of structure that is anchored in the ground with livable space above it are included in foundation calculations.

Normally garages and porches are not factored into the foundation size. Exceptions in those cases would be if the garage has livable space above it, think like a tuck under garage or converted attic space.

Most porches are areas of a home that are added on after original completion of the structure and are not a part of the foundation. Often you will see porches built up on pillars or stilts, though they may be low to the ground and have exterior finishing, they are not anchored to the ground in the same way as a basement.
