NorthstarMLS Broker Reciprocity Rule Update

The NorthstarMLS Broker Reciprocity Rule (MLS Rule 12) has been updated to remove a rule that prohibited co-mingling MLS listings with non-MLS listings on public websites. 

As a result, Section 12.3(k) of NorthstarMLS rules, which read: 

No portion of the Broker Reciprocity Database shall be co-mingled with any non-MLS listings on the BR’s Internet web site. An MLS Participant (or where permitted locally, an MLS Subscriber) may co-mingle the listings of other brokers received in the BR feed with listings available from other MLS IDX feeds, provided all such displays are consistent with the BR rules, and the MLS Participant (or MLS Subscriber) holds participatory rights in those MLSs.  As used in this policy, “co-mingling” means that consumers are able to execute a single property search of multiple IDX data feeds resulting in the display of IDX information from each of the MLSs on a single search results page; and that Participants may display listings from each IDX feed on a single webpage or display. 

and Section 12.3(o), which provided: 

Display of BR Residential Rental listings may not be co-mingled with BR For Sale listings or any non-MLS listings. 

have been updated to include approved revisions to remove non-comingling rules and now read: 

Modified Section 12.3(k) 

An MLS Participant (or where permitted locally, an MLS Subscriber) may comingle listings received in the Broker Reciprocity feed with listings available from other sources; provided all such displays are consistent with the Broker Reciprocity rules, and the MLS Participant (or MLS Subscriber) holds license rights in any other MLS listing sources. As used in this policy, “comingling” means that consumers are able to execute a single property search of multiple data feeds resulting in the display of IDX information from each of the MLSs and other sources on a single search results page; and that Participants may display listings from each feed on a single webpage or display. 

Section 12.3(o) is deleted completely.
