Ask David: Listing Syndication and Website Data Feeds

During the spring and summer market, REALTORS® promote their listings with several methods. One of those methods is to push the listing data out to websites by participating in Broker Reciprocity and IDX data feeds.

NorthstarMLS Broker Reciprocity is when a broker opts into sharing listings with other participating broker and agent websites. This includes over 3,500 websites.

What determines if and where your listings are shared?

The following NorthstarMLS options can have an effect:

• Your Broker/Brokerage has not opted into the NorthstarMLS syndication tool and made website selections. Instructions are available here.

• The settings on your listing under the ‘Internet’ header in Add/Edit are not set to display listings on the Internet.

  Make sure “Display Listing on Internet?” is set to: Yes.”

• Your brokerage uses a different listing syndication tool not provided by NorthstarMLS. Your brokerage may choose to use other syndication vendors outside of NorthstarMLS such as ListHub. You can view the list of NorthstarMLS vendors here.

How long does it take for listings to show up on other websites?

It varies. When NorthstarMLS makes the listing data available, it is the website’s responsibility to pick up that data and post it to their site. Usually, we see listings posted within an hour or less.

Are edits made on listings in Add/Edit automatically reflected on these websites?

Yes, listing edits will automatically be updated on these websites when they pull the refreshed data.

What if a seller does not want their listing to appear on other websites?

Set “Display Listing on Internet?” to “No” under the Internet header on the listing in the Add/Edit system.
