Ask David: How can my listing be shared from Matrix or Flexmls?

When a listing goes live, one of the first things agents want to do is share it, whether that’s posting it on social media, texting it to a client or emailing it to other agents. Both Matrix and Flexmls make it easy for listing agents to quickly generate shareable links directly from the MLS. 

But what if you want to share someone else’s listing with your buyer clients? There are simple ways to do that, too. Here’s how you can share your own listings from Matrix and Flexmls, plus a few helpful tips for creating clean, client-friendly share links for any listing you want to send to buyers. 

Sharing Your Listing from Matrix

Option 1: Share Directly from the Listing 

1. Search/Open the listing in Matrix.  
2. Scroll to the bottom of the listing display.  
3. Click the Share Link button.  
4. Matrix will generate a unique public-facing URL for the listing.  
5. Copy the URL and send it to clients or share it as desired.  

Option 2: Share from My Matrix 

1. In Matrix, go to My Matrix located on the left of the top banner.  
2. Select My Listings.  
3. Choose the My On-Market Listings category.  
4. Check the box next to the listing you want to share.  
5. Click the Share Link button.  
6. Matrix will generate a unique URL that you can copy and send.  

Important: The Share Link option only creates a unique public-facing URL for the listing. 

Agents also have additional options outside of the Share Link feature: 

• Click Email to send the listing directly to a client through Matrix.  
• Click Print to generate a report that can either be printed or emailed to a client.  

Tip: The shared link displays a public-facing version of the listing without private MLS-only information. 

Sharing Your Listing from Flexmls

Option 1: Share Directly from the Listing 

1. Search/Open your listing in Flexmls.  
2. Click the Share button on the listing toolbar.  
3. Choose one of the available sharing options:  
   • Email the listing  
   • Text the listing  
   • Copy a unique URL permalink  
4. Complete the selected sharing method or copy the generated permalink to share with clients.  

Option 2: Share from My Listings 

1. In Flexmls, select My Listings from the Menu drop down.  
2. Locate the listing you want to share.  
3. Select the listing and click the Share button.  
4. Choose whether to email, text or copy the unique URL permalink.  

Flexmls also includes additional options outside of the Share feature: 

• Click Email to send the listing directly to a client.  
• Click Print to generate a report that can either be printed or emailed.  

Bonus Tip: Sharing Other Agents’ Listings with Clients 

Even if the listing isn’t yours, you can still create a share link for one or more listings and send it directly to clients. These share links generate a fixed list of selected listings and are not necessarily tied to a client portal or a specific contact. The unique URL can simply be copied and sent to a client by email or text. 

However, agents should not publicly market or post another agent’s listing without permission from the listing agent. When sharing another agent’s listing, it should only be shared directly with the client through private methods such as email or text, not on social media or other public websites. 

This allows agents to conveniently share listings with clients while maintaining professional courtesy and adhering to MLS compliance.
