Style Field Guide

This guide outlines the property styles available for NorthstarMLS listings, organized by category and building configuration. Use these classifications to ensure accurate representation of the property’s design and structure.

Definitions

Single-Family (SF)

  • (SF) Single Family – A standalone home not part of a Common Interest Community (CIC) subject to MN Statute 515B.  If part of a CIC subject to MN Statute 515B, it must be listed as (TH) Detached, not (SF) Single Family.

Townhomes (TH) 

These homes are part of a Common Interest Community (CIC) subject to MN Statute 515B, which requires a Disclosure Statement or Resale Disclosure Certificate and includes a 10-day Purchaser’s Right of Rescission.

  • (TH) Quad/4 Corners – A four-unit townhome where each unit occupies a separate corner, typically with a split-entry design.
  • (TH) Side x Side – Two or more units connected by common walls in a row-house style.
  • (TH) Detached – A standalone single-family home with a townhome-style homeowner association.

Condos & Co-ops (CC)

  • (CC) High Rise (4+ Levels) – A building with four or more levels, common entrances, and shared hallways, including converted apartment buildings.
  • (CC) Low Rise (3- Levels) – A building with three or fewer levels, common entrances, and shared hallways, including converted apartment buildings.
  • (CC) Manor/Village – A manor has one entry hall for four units (two on the first floor, two on the second). A village may have additional units at each end with private entrances, or two or three stories with shared stairways and hallways. Some designs feature two-story units with exterior entrances and no shared hallways.
  • (CC) Two Unit – A side-by-side or up-and-down two-unit structure, often a converted duplex made into a condominium or co-op.
  • (CC) Converted Mansion – A former single-family home converted into three or more condo/co-op units.

Twin Homes (TW)

  • (TW) Twin Home – A zero lot line property requiring a common wall agreement as part of the purchase contract.

Multi-Family (MF)

  • (MF) Duplex Side x Side – A two-unit multifamily structure with a shared wall.
  • (MF) Duplex Up and Down – A two-unit multifamily structure with a shared ceiling/floor.
  • (MF) Duplex Other – A two-unit multifamily structure with either a shared wall or a shared ceiling/floor.
  • (MF) Triplex – A three-unit multifamily structure with shared walls or ceilings/floors.
  • (MF) Four Plex (Quadruplex) – A four-unit multifamily structure with shared walls or ceilings/floors.
  • (MF) Apartments – A unit within a structure of five or more units that is wholly owned.
  • (MF) Other – Any other multifamily configuration not covered above.

Rental Properties (RT)

  • (RT) Apartments – A unit within a structure of five or more units that is wholly owned.
  • (RT) Duplex Side x Side – A two-unit multifamily structure with a shared wall.
  • (RT) Duplex Up and Down – A two-unit multifamily structure with a shared ceiling/floor.
  • (RT) Triplex – A three-unit multifamily structure with shared walls or ceilings/floors.
  • (RT) Four Plex (Quadruplex) – A four-unit multifamily structure with shared walls or ceilings/floors.

Other

  • Time Share – A property where the buyer has the right to occupy for a fixed or variable period, structured under state time-share statutes.
