Comp Sold Listings

Properties that are sold without having a listing agreement may be entered into the MLS as a comp-sold after the transaction has closed by the buyer’s representative. The buyer must sign a listing input form.

 

A listing agent cannot enter a comp sold listing because, with a listing agreement, the property should have been entered as a listing (with the seller’s consent).  Comp Sold listing are entered by the buyer’s representative when the property was not a listing on NorthstarMLS.

 

There are a reduced number of required fields for Comp Sold listings (see the listing input), but the listing is more valuable as a comp when as much information is entered as possible.  Similarly, a photo is not required but is useful to appraisers and other real estate professionals in valuations.
