Garage & Parking Guide

This guide provides clarification for how to enter parking-related data in listings, including for condominium properties (see below). To ensure search accuracy and fair comparisons, only certain parking types should be entered in the field counts, with others noted elsewhere. 

Field Definitions

Garage Stalls
The number of enclosed garage stalls. Garage stalls should be large enough to fit a standard-sized car, with sufficient clearance for vehicles to enter and exit through a standard single or double garage door. Tandem garages are included in the stall count but should be identified as tandem in the Parking Characteristics field. Garages spaces that are used as workshops are included only if the workshop space is not permanent and can be easily removed.

Carport Spaces
The number of covered, non-enclosed parking spaces.

Other Parking Spaces
The number of uncovered parking spaces. Garage and carport spaces are excluded. 

Parking Characteristics
This multi-select field allows agents to further specify details about parking location, garage and driveway features, usage restrictions, policies, and associated costs.

Condo Parking: Included vs. Lease/Purchase

Included in Sale
For condominium listings, only those garage stalls and additional parking spaces that are included in the sale price or association fee can be included in the garage stalls and other parking counts. If the parking is provided as part of the association fee, the listing agent must confirm that it is guaranteed—not “available if space permits” at closing.

Leased or Separately Purchased Parking
Leased or separately purchased parking spaces are excluded from parking field totals. Instead, the information can be conveyed by using the Parking Characteristics field, the remarks section, or a listing supplement. While buyers may be open to extra costs for parking, entering these in the structured fields may distort search results and comparisons.
