Data Access: RETS vs. FTP

NorthstarMLS Data Feeds

FTP (File Transfer Protocol)
NorthstarMLS provides data through an FTP nightly download and through a RETS server.  The FTP download is updated once per day.  The FTP download may be used only for the maintenance of the approved Broker Reciprocity website of an RMLS participant.  The advantage of FTP is that there is no charge for this service to NorthstarMLS participants or vendors who use this data only to maintain a participant Broker Reciprocity website.

To use the FTP site, an ID and password must be provided by NorthstarMLS.  To receive approval, complete the contract on pages 36-38 of the technical documentation. 

RETS (Real Estate Transaction Standard)
Subscribers, website vendors, and software providers may be approved to use the NorthstarMLS RETS server to access MLS data.  The advantage to RETS is that the data is updated continuously throughout the day, whereas the FTP download is updated only once per day.  RETS may be used to provide more up-to-date websites for NorthstarMLS subscribers or to populate third party software that is marketed and sold to NorthstarMLS subscribers.  The cost to access the NorthstarMLS RETS server is $200 per month after the initial payments of a $1000 development fee and a $500 start-up fee.  To receive access to the NorthstarMLS RETS server, complete the RETS Access Agreement.

Using RETS, queries may be executed in real time against the NorthstarMLS database.  More information on the RETS standard can be found at www.retsinfo.com or www.rets.org.
